Situated in a small hamlet within sight of Verteillac this house offers many unique features, and has been totally and sympathetically restored by its present owner to a very high specification.  It offers living accommodation of just under 200m' comprising an entrance hall, a lounge, separate dining room, well equipped kitchen, five double bedrooms, all with en suite facilities, with either shower or bath, WC and hand basin, and another separate WC on the ground floor. The south-facing gardens, which are totally fenced and enclosed with trees and shrubs, and laid to lawns, feature two ponds with a waterfall, and a 10 x 5 metre non-chlorinated swimming pool, perfect for children, with a large terrace, surrounded by child proof fencing as required by French law.  A covered patio providing shade from the mid-day sun can be found immediately outside the dining room and kitchen for al fresco entertaining, equipped with a stone BBQ, and there are also external lights to this area for late dining. There is a circular driveway affording parking for several cars and the gardens are totally enclosed and gated for added security.

South facing with uninterrupted views across the valley, the house commands a quiet and private location, with agricultural fields to either side, and a nearby conservation area for flora and fauna containing ponds for fishing, for which a permit is required, within easy walking distance.  Many fabulous orchids to be seen in spring/summer and wonderful butterflies and moths throughout the season. Also a great venue for bird watching and other wildlife.

The village of Verteillac is within a short walking or easy cycling distance and has a Bank, Post Office, restaurants, art galleries, library, paper shop, bakery, butcher, clothes shop, hairdressers, Brocantes, the Mairie and a local store which sells an extensive range of goods.  A feature of the village is the Night Market, held each year at the end of July, and several other community al fresco parties, including the French National Day on 14 July.  Riberac is 11 kilometres to the south where LeClerc and Intermarche supermarkets can be found with other commercial outlets, together with an excellent market on Fridays for fresh food, fruit, vegetables, and other goods, one of the best markets in the Dordogne region. Bergerac is approximately one hours drive to the south and is the nearest airport offering cheap flights to and from the UK through both RyanAir and FlyBe.  Bordeaux airport is approximately two hours drive by car, and there are other local airports at Limoges and Poitiers.  Perigueux, the capital of the Dordogne is approximately 40 minutes by car, and is also the cultural centre of the region, sporting art galleries, theatres and musical venues.
